| Looking to invest? You may like to learn a bit more about how investors do it. You see those programs on TV like "Flip this house" and so on and yes, we are still at it every day even in this market. You may ask if I do what I preach? Yes, I bought 4 homes in the past few months plus a Duplex. For the serious first time investor there may be a LOT of ideas, thoughts and advice that many people will be glad to give you. Some may want you as their client if they are a professional real estate agent naturally, and guess what.... THAT is actually one of the best places to start in my humble opinion, if you can pick out a savvy seasoned agent that has done these things before. As an agent working with several investors, but not in your area, I can tell you with no bias that a good agent will save you tons of time and a whole lifetime of vexation, stress and all that goes with it. I have seen new investors with just enough knowledge and grit to go out and figure it out...and make good money. Most do not do as well on their own. I recommend you form a "Team", or join one, that will help you make the right choices. My team consists of; 1. my Home Loan Lender, in this case my son. 2. my home and property Inspector. 3. my wife, naturally... I highly recommend that single people (get married?) not, just get a good friend who you trust to bounce ideas off of... please choose wisely, good friends and family with good intentions can cause a lot of harm too. 4. my Remodel Expert David and his guys... way cool and essential asset! They will come in and bid a job before I buy it without a fee.., of course they get the job if I buy the property too. 5. Least but not last.., your written out Plan of Action that can include a bookkeeper who can do accounts management to keep you out of the dog house, unless like me you have a significant other who can do it.
