Hi Folks.., I am a
Licensed Realtor and Associate Broker for John L. Scott Realty in Washington State.
This is a 3 state firm with hundreds of Agents. Before I got my license I flipped
several houses with no problems and still do today. I actually made the best
money overall by keeping some of the houses and renting them out. Over time
they became a goldmine, no kidding. Its not like selling cars where you need a
license if you sell more than 6 a year etc. - Sure there are Legal concerns
too, so I ALWAYS tell people that they
should consult an Attorney for any Real Estate related Legal matters even if
they are a Licensed Agent, because as a Licensed Real Estate Agent I can
show homes and complete documents technically..., but by Law cannot give
Legal Advice. You should always be aware of
Liability issues of course and always make sure that you have insurance on
any home you purchase, its not that big of a deal. There are investors who
prefer to have a Licensed Agent ...who is savvy, help them find good deals
since the seller pays that fee.
Want to hear the cool part? --- With the right knowledge about what to do,
you can purchase a house with zero down and flip it before a payment is due.
If you are good at what you do. Get a mentor or learn the fine points before
you jump into it..... remember riding a bike for the first time? Don't tell
me it wasn't hard, it was. You were all over the place, but once you got the
hang of it you found it easy and could jump on a bike anytime you like now
and go like crazy. With Real Estate its much the same way. Once you learn
how its done..., its EASY. Ask questions like crazy if you are serious and
DO YOUR HOMEWORK.

and requirements but the basics are all the same. You buy.... you clean it
up..... you sell it, hopefully for a profit.
There are pitfalls and downsides of course. Get to know what they are and
always ask advice if you don't know what to do, its like riding a
bike....once you learn to ride a bike its always something you can do..., so
go ahead...ride the bike!
