to a real client. She had asked about my fee and the costs of
selling her home in our local market. (she has since asked me to list
and sell her home) Here is my answer to her:
Hi Stephanie,
Here are answers to your questions in a Q&A format.

Q.
What is the actual fee
schedule or costs to hire a realtor to market and sell my home?
A. "Its fairly safe to estimate
from 6 to 10% for all the RE Agency costs involved normally. The average
is 6% with my program. If you tell me what your payoff is on your home
including 1st, 2nd or other debts that may be attached to the record at
the County level.... I could then crunch numbers to let you know what
your Sellers Net Proceeds estimate would be. I actually have an
automated program that does this for me which includes the RE Fee, 1.78% Excise
Tax, Escrow filing fees, RE costs etc...so it would be fairly accurate."
Q. Is your Listing
fee is all there is, other than Escrow?
A. "There is also the
Selling Agency fee of 2.5 to 3%. My program average is 4.9% to 6% which is normal.
We spend many thousands of dollars advertising on the MLS,
several Websites, full color flyers, magazines, newspapers etc. However
before you even sign up to list your home For Sale..., you will
get a print out or email if you prefer, with costs/fees etc showing you the estimated total."
Q. Can I get the Net price
or return I need, with your help?
A. "Statistics prove that most sellers get just a little bit more for their
home when a professional Licensed Realtor sells it, especially my
program, for several reasons.
1. Put yourself in the buyers seat..., this is probably the single
LARGEST purchase a person will ever make in their lifetime! The buyer wants to ensure that everything is above board and there are
NO errors. 95% of homes for sale by owners end up being listed by a
Realtor in the end due to this one thing mostly.
2. Many sellers overprice their homes and want to get more than what a Bank would appraise it at. Over priced
homes get less lookers for one..., and if they get a sale the Bank will
not finance it or they get a mad buyer who wants to sue. Believe me, it
happens.
3. When a professional Realtor brings someone to see your home these
days..., the buyer has already been "Pre-approved" (99% of the time),
for a home loan in your price range.., ahead of time. Gone are the days
of the "Lookie Lou", we just don't have time for it and neither do you.
4. The Listing Agent, me..., will often spend a lot of money on
advertising and promotions that you will never possibly see because a
lot of it has been ongoing for some time and your listing is added to
the mix. Then the Selling or Buyers Agent will spend a lot of time and
money marketing their Buyers Agency program, getting their buyer to
the Bank for proper Pre-Qualification ...before they even do a search for
a home. Then comes all the time spent searching, sometimes weeks or even
months before any paperwork is done."
Q. Why do you offer a
discount, when many Full Service Brokers do not...?
A. "There is just a LOT
involved to do this professionally. I cut my fees basically so I can
sell more homes. In the end you save but I get more referral business.
If you are happy with my services, attitude and performance you would
